Cohabit homes is a partnership of two experienced property investors both with extensive experience in creating high income generating HMOs for young professionals.

How our 360-service works
Our team sources and acquires properties that are fully owned by you, the investor. We then transform these low-yield family homes into high-performing, high-return HMOs (Houses of Multiple Occupation) tailored for young professionals. We take you through the planning stages and ensure the HMO is fully compliant, helping you through the licencing process.
From start to finish, we manage the entire project—handling everything from sourcing to renovation to tenanting. You’ll be connected with a trusted network of professionals including our recommended solicitor, independent financial advisor, accountant, architect, build team, and letting agency.

How long does the process take?
Once you’re on board, we aim to have your HMO fully operational in 6 months. We’ll manage expectations clearly throughout and keep you informed of any changes to the timeline.
Where do you invest?
Our primary investment area is Portsmouth. We know the area inside out and have seen consistent demand for high-quality HMOs here.
Do I need all the money upfront?
No, you don’t. We’ll provide a clear payment schedule as part of your contract, outlining when funds are required at each stage of the project to make budgeting easier.
Do I have to pay for the refurbishment myself?
No, the refurbishment costs can be covered by short term finance options which we can help you obtain. A small deposit is required to kick off the refurbishment but the rest of the works can be covered by finance.
Can you manage the property after it's set up?
Yes! If you’d prefer a completely passive investment, we offer an optional ongoing property management service once the HMO is up and running.
